to $600k price range. These are all one-

story, mostly three-bedroom homes with an

open-floorplan concept, which is something

different from the typical garden home.

“Garden homes are notorious for being dark.

They have a tunnel effect because they are

narrow without windows on one side. Our

lots are slightly larger than the traditional

garden home lot. We have the ability to take

patios to the back and the side to create

courtyards and provide more outdoor living

spaces. This also allows us to bring a lot of

natural light into the house.”

The design of these homes is a signature

style unique to Monticello. “You cannot say

it is exactly Mediterranean or Tuscan. They

are stucco and full-masonry rock cottages

with tiled roofs,” said Moravits. “The overall

design for these houses takes inspiration

from Texas Hill Country architecture and

the Texas vernacular, but there are also little

details you would see in Southern California.

It is an eclectic mix that gives these homes

their own identity.” Other features of the

interior design include hard-surface wood

and tile floors, custom-built cabinets,

granite countertops, and high ceilings with

available treatment options.

“This project allows us to create an enclave of

homes in a very nice neighborhood setting.

It is somewhat thematic in its design, but

because we offer so many floorplan options

in a tight area, it comes off with a custom,

one-of-a-kind feel.” Homes are already

available at Bentley Manor, with more

on the way, and no major hiccups have

slowed Monticello down. “Time is always

the biggest hurdle we deal with every day,

but things have been going smoothly on

this project,” said Moravits. “We have been

in there about a year with an estimated 18

months to go.” All in all, Monticello plans

to build approximately 50 homes for the

Garden Villas at Bentley Manor by the

project’s completion.
